SERVICE CALLS & MAINTENANCE If you have a problem at your rental that requires our maintenance staff, please contact us via the booking platform's app. THIS CABIN IS STRICTLY NON-SMOKING Smoking is prohibited inside and outside the perimeter of the cabin. THERMOSTAT SETTING To help maintain a comfortable environment and minimize condensation inside the cabin, please follow these guidelines for thermostat settings: * Winter Heating: Keep the thermostat between 65–70°F. * Summer Cooling: Set the thermostat between 70–75°F. * Please do not lower the thermostat below 68°F, as doing so may strain the AC system and could lead to damage without effectively cooling the space faster. * During peak summer months, the cabin may get warmer due to increased natural light. To assist with this, tower fans have been provided for your comfort. * For best efficiency and to avoid excess humidity or energy waste, please keep all doors and windows closed. BBQ GRILL Please be very aware of your surroundings when operating the BBQ grill. Make sure to turn off gas and knob completely after using the grill. TRASH PICKUP-GARBAGE REMOVAL Trash is picked up after the end of each guest’s stay. We ask that you do not leave trash outside of the home to avoid animals such as bears scattering the trash around the area. Guests are asked to place all trash in the bins provided located at the designated parking spot. PARKING This neighborhood is regulated by an HOA. There is a designated parking spot located on the left facing the cabin and is limited to TWO vehicles only. STRICTLY NO PARTIES/EVENTS Parties or events are strictly prohibited. Only registered guests are allowed within the premises of this cabin. DAMAGE POLICY Guests are responsible for any damage to the property, furnishings, appliances, or other items caused during their stay. Please report any accidental damage immediately. Prompt reporting may help avoid additional charges. Significant damage, missing items, or the need for excessive cleaning will result in additional charges. Furniture should not be moved without prior approval. Any scratches, dents, or structural damage caused by moving furniture will be charged accordingly. No nails, tacks, adhesives, or other items may be used to hang decor or alter the walls or furniture. Guest agrees to cover any damages. POWER OUTAGES If you experience a power outage at any time that involves the whole home, it is likely an area outage. If the outage is only affecting one room or a few outlets, please look for the breaker box (located in the media room) or a GFCI outlet that has tripped. POOL RULES AND REGULATIONS Our pool is maintained by a licensed pool contractor. Water is set at a recommended temperature level as well as the room temperature and humidifier. Please do not change the thermostat as this will cause an imbalance in the humidity of the room. Doors must be shut. Children should be supervised at all times. No diving and no food or brekable items are allowed inside the pool area. HOT TUB RULES AND REGULATIONS Please shower off before entering the hot tub or pool to make sure you are free from perfumes or oils. Do not take anything into the hot tub with you such as washrags, or toys. These items can get sucked into the pumps and can cost the owner hundreds of dollars. Please do not sit or stand on the hot tub covers. These are fragile and they will break down. Please note the hot tubs stay on and they will sound like they kick on without anyone being in them. This is a filter cycle to keep the tubs clean. The tubs are drained fully and cleaned after each guest's stay. Please do not turn the power to the tubs off if you do this will cause the water to cool off and not filter and could cause the water to get dirty during your stay and it will take several hours for the tub to heat back to temperature. When the tub is not in use please make sure the cover is secure on the tub to keep the tub warm for your next dip. No food inside the tub and absolutely no glass for your safety. Do not stay in the tub for more than 15 minutes at a time for safety reasons. If you start to feel dizzy or lightheaded please take a break from soaking in the hot tub. PEST Our cabin is on a routine pest control. However, with it being in the mountains, chances of little creepy crawlers may make their way into the cabin. Please call if they become a nuisance. If you see a scorpion, don’t panic. They are not the ones you see in movies! It will be similar to a bee sting but please watch for signs of allergic reaction especially if you have a bee allergy. The stings are not exact but similar. Please do not attempt to pick them up. You are most likely to see one in the bathroom or kitchen areas. We have been informed they can crawl in through the drains. Leaving the windows or doors open for long periods of time will increase your chances of having “little visitors”. In the spring and fall, we do have issues with the ladybugs. We do our best to control them, but they sometimes return and usually in large quantities. They are protected by the State of Tennessee and we cannot exterminate them. We can only vacuum them up and releaes them back into nature. We cannot compensate for their presence. Centipedes can sometimes be present in the basement of homes. These are harmless to humans and once inside they cannot survive and will die. If you are experiencing any issues with pests, please call the number liste on the front page. SERVICE DOG POLICY We are happy to accommodate guests with legitimate service animals in accordance with the Americans with Disabilities Act (ADA). To ensure the comfort, safety, and cleanliness of the cabin for all guests, please review and adhere to the following house rules: Definition & Qualification Only dogs that are individually trained to perform tasks or work for the benefit of an individual with a disability are permitted as service animals under the ADA. Emotional Support Animals (ESAs), comfort animals, or therapy dogs do not qualify as service animals under the ADA and are not permitted under our service animal policy. Handler Responsibilities Supervision & Control: Your service dog must remain under control at all times. Leash, harness, or tether is required unless it interferes with the dog’s work or the guest’s disability. Behavior: If a service dog is out of control and the handler does not take effective action to control it, or if the service dog is not housebroken, we may ask that the dog be removed from the premises in accordance with ADA guidelines. Cleanliness: Handlers are responsible for cleaning up all dog waste, both indoors and outdoors. Cleanliness & Cabin Care No Dogs on Furniture or Beds: To maintain a high level of cleanliness for all guests, please do not allow service dogs on beds, couches, or other furniture unless necessary. If this is required, please bring a cover or sheet to protect the furniture. Dry Off Before Entering: If your dog gets wet or muddy, please dry them off before reentering the cabin to help preserve floors and rugs. Damage: Guests may be charged for any actual damage caused by a service animal, such as chewing, scratching, or accidents, consistent with our policy for all guests. Liability Guests are fully responsible for the behavior and care of their service dog. Any injury or damage to people, property/furnitures, or other animals is the sole responsibility of the handler. Indoor Pool Rules Service dogs are allowed poolside but may not enter the water unless specifically trained to assist in swimming or water safety. Please towel off your service dog before re-entering the cabin to help us maintain cleanliness. We appreciate your understanding and cooperation in helping us maintain a clean, safe, and inclusive environment for all guests — including those with and without service animals. The family loved the house. Kids could have stayed at the house all day with video games, movie theater and pool. Host was very quick with any response. The area was definitely new with some other new builds going on but we were in town during the day so it didn’t effect us. It was close to all the things we wanted to do but still far enough away from all the busy areas. Highly recommend.

We couldnt have loved our stay any more than we did. It was pristine, maybe the cleanest Airbnb we have ever stayed in, and we travel often. Very close to all attractions in Pigeon Forge. Game room and indoor pool were loved by all. Hot tub was an added bonus. Hosts even let us stay an additional night at the last minute. We would stay here again, and hope to soon!

Our family had a great time! Comfortable sleeping arrangements for all. Great layout. Perfect fun for a day in orca rainy day! Our kids loved the pool, hot tub, and game room!
